Montpelier, Vermont - There are a number of rental units throughout the Green Mountain State.
While some people may have trouble securing one, some landlords have trouble getting people to pay once they do.
"It's frustrating to have tenants not pay their rent and you still have to pay your bills and mortgages and insurances and taxes and garbage," said John DeLucco.
DeLucco has been a landlord for more than 20 years.
He says when he has had to evict someone who doesn't pay up, it's not easy.
"It's a costly process and it's a long process."
In fact the only way to get a deadbeat tenant out is to go to court, but even if a landlord wins the tenant can appeal.
Some Vermont lawmakers want that to change.
State Senate Judiciary chairman Dick Sears has introduced a bill that would give landlords the ability to get a tenant out in less than a week if they fail to pay rent for three straight months.
Sears says it's a problem landlords experience all over the state.
"It's only when somebody has just failed to pay rent and not made any effort with the landlord they would go to court and get the expedited process," said Sears.

He says he's not sure, but he at least hopes to bring it up for debate in house and senate.
DeLucco says passing it is a step toward ending a lengthy and expensive process.
"I know for the landlord who really tries to survive in their rental income it would be good that the 5 days maybe they'll be able to clean-up the apartment and rent it quickly," said DeLucco.
